Expert Deck Remodeling in San Jose — Call Now
Push on your railing. If it moves, your deck is telling you something.
Most homeowners notice the surface first, the gray boards, the splinters, the cracked stain. The dangerous part sits underneath, where the deck attaches to the house. Ledger connections fail quietly for years, then all at once, usually with people standing on them.
Legend Improvement & Remodeling rebuilds decks from the structure up. We work out of downtown San Jose, we inspect before we quote, and we tell you honestly whether you need a resurface, a repair, or a full rebuild.

What Does Deck Remodeling Include?

Deck remodeling includes structural inspection, repair or replacement of framing and footings, new decking surface, railings, stairs, and finish work. Legend Improvement & Remodeling builds composite and wood decks, replaces ledger boards and joists, repairs dry rot, and installs patio covers across San Jose. Most deck projects take one to three weeks and cost between $12,000 and $35,000.
Why San Jose Homeowners Choose Us
- We start at the ledger. The ledger board connects your deck to the house, and improper attachment causes most deck failures. We check for structural fasteners rather than nails, flashing that sheds water away from the rim joist, and rot in the framing behind it.
- We inspect the whole structure before quoting. Footings, post bases, beams, joists, hangers, and hardware corrosion. We tell you what actually needs replacing and show you the photographs.
- We build to current code. California requires 42-inch guardrails on residential decks, baluster spacing that blocks a 4-inch sphere, and stair dimensions within specific rise and run limits. Decks more than 30 inches above grade require guards and generally require permits.
- We detail against water. Joist tape over framing tops, post bases that hold posts off concrete, correct flashing at the house, and proper board gapping for drainage.
- We handle the permits. Filed with the City of San Jose, footing and framing inspections scheduled and attended.
- Licensed, bonded, and insured, with general liability and workers' compensation coverage.

What San Jose Decks Need
Our climate is deceptively hard on exterior wood. Long dry summers with intense sun check and split boards, then winter rain soaks the exposed grain and sits in the connections. Decks here age faster than owners expect.
Postwar Ranch Backyards
Cambrian, Blossom Valley, Berryessa, and East and West San Jose have generous flat lots and decks that are often additions from the 1980s or 1990s. Those structures predate current guardrail and ledger standards, and many were built by previous owners without permits. We find undersized framing and nailed ledger connections regularly.
Eichler and Midcentury Modern Homes
Flat roofs, post-and-beam framing, and indoor-outdoor layouts mean the deck or patio often ties directly into the architecture. Attachment details matter more here, and we work to match the lines of the house rather than bolting on something that fights it.
Hillside Lots in Almaden, Silver Creek, and the Eastern Foothills
Elevated decks on slopes carry more load, need deeper footings, and demand correct drainage underneath. These are the structures where a ledger failure causes real injury, and they deserve a proper inspection rather than a surface quote.
Newer Homes in Evergreen and Communications Hill
Many of these backyards were delivered as graded dirt and a fence. Fifteen or twenty years later, the yard either never got finished or got finished cheaply and is failing now. Patio covers, decks, and shade structures turn that space into something usable through a hot Santa Clara Valley summer.

Our Process
Free Structural Inspection
We get under the deck. We probe the ledger, post bases, and joist ends for soft wood, check hardware for corrosion, and look at how the footings were poured. Then we tell you plainly whether you need a repair, a resurface, or a rebuild.
Design and Material Selection
We size the framing for the span and the load, then help you choose the surface. Composite costs more upfront and almost nothing afterward. Wood costs less to install and needs sealing every one to three years in this climate.
Written Estimate
Itemized scope covering demolition, framing, decking, railings, stairs, hardware, permits, and disposal. Free and with no obligation.
Permits and Engineering
Attached decks, elevated decks, and decks with significant span usually require permits. We file with the City of San Jose and provide the framing plan.
Demolition and Structural Work
Selective demolition saving sound framing where it makes sense, then footings, posts, beams, joists, and the ledger with full flashing detail.
Decking, Railings, and Stairs
Surface installation with correct fastening and drainage gapping, then guardrails, stairs, handrails, fascia, and trim.
Inspection and Walkthrough
We schedule and attend inspections, then walk the finished deck with you, write a punch list, and complete it.

Frequently Asked Questions
Deck projects price by square foot and by how much structure needs replacing. Resurfacing over sound framing runs roughly $25 to $40 per square foot. A full rebuild in pressure-treated lumber runs $35 to $50 per square foot, and composite runs $50 to $80 per square foot installed. For a typical 300-square-foot deck, expect $12,000 to $18,000 in wood or $18,000 to $28,000 in composite. Targeted repairs such as ledger replacement, railing upgrades, or stair rebuilds usually run $2,000 to $7,000. Your written estimate is free.
One to three weeks for most decks. A resurface finishes in three to five days. A full rebuild with new footings takes two to three weeks, partly because concrete needs curing time before framing goes on top. Add two to six weeks beforehand for permitting and material ordering, since composite decking and railing systems in specific colors often carry lead times.
Look for these signs. The deck moves or sways when people walk on it. Railings wobble under hand pressure. There is a visible gap where the deck meets the house. Rust streaks run down from bolts and hardware. A screwdriver pushes easily into joist ends, post bases, or the ledger area. Stairs feel spongy. Any one of these warrants an inspection, and a gap at the house warrants stopping use immediately.
Sometimes, and we always check. If the footings are sound, the framing is dry and solid, the ledger is attached correctly, and the joist spacing suits your chosen decking, resurfacing saves you thousands. If the structure has rot, undersized framing, or a bad ledger connection, new boards over it just hide the problem. We inspect before quoting so you get the honest answer rather than the profitable one.
Composite costs more upfront and almost nothing afterward, with no sanding, no staining, and warranties often running 25 years or more. Wood costs less to install and needs cleaning and sealing every one to three years to survive our summers. Homeowners planning to stay ten years or more usually come out ahead with composite. Either way, the framing underneath should be pressure-treated lumber.
Generally yes for structural work. Decks more than 30 inches above grade, decks attached to the house, and any project that changes framing or footings require a permit from the City of San Jose. Replacing deck boards on existing sound framing often does not. We confirm the requirement for your project, file the paperwork, and attend the inspections.
