The grout keeps darkening no matter how hard you scrub. The floor near the toilet gives a little when you step on it. There is a stain on the ceiling below, and someone once told you it was condensation.

It was not condensation. Water has been moving through that wall cavity for years, and every month you wait adds to the repair bill.

Legend Improvement & Remodeling opens the walls, shows you what is actually back there, and rebuilds the room from the framing out. We work out of downtown San Jose; we pull the permits, and we waterproof the first time correctly.

What Does a San Jose Bathroom Remodel Include?

Bathroom with two wood vanities, rectangular mirrors, sconces, large-format tile and a frameless glass shower

A full bathroom remodel includes demolition, plumbing and electrical updates, framing and subfloor repair, waterproofing, tile, and new fixtures. Legend Improvement & Remodeling handles tub-to-shower conversions, walk-in and curbless showers, vanities, lighting, ventilation, and aging-in-place upgrades, along with City of San Jose permits. Most San Jose bathroom remodels take three to five weeks and cost between $18,000 and $45,000.

Why San Jose Homeowners Choose Us

  • We waterproof properly, every time. Tile is not waterproof and neither is grout. A shower that lasts needs a continuous membrane, a pre-sloped pan, and sealed corners and penetrations. We never put tile over green drywall.
  • We repair what we find. Rotted subfloor, corroded galvanized lines, damaged framing around the tub, and rusted drain assemblies turn up constantly in older San Jose homes. We photograph it, price it in writing, and wait for your approval.
  • We build accessibility correctly. Grab bars anchor into blocking installed before the drywall closes. A curbless entry needs the subfloor recessed so the finished floor stays level, which is framing work rather than a tile choice.
  • We handle the permits. Filed with the City of San Jose, inspections scheduled and attended, final card delivered to you.
  • We keep the household running. Dust barriers, protected floors, and a schedule that keeps a working bathroom available whenever the layout allows.
  • Licensed, bonded, and insured, with general liability and workers' compensation coverage.

Bathroom Challenges in San Jose Homes

Bathrooms hide more damage than any other room, and what you find depends on when the house was built.

Remodeled bathroom with a slab-look shower, freestanding tub and dark double vanity

Pre-War Bathrooms in Willow Glen, the Rose Garden, and Naglee Park

Homes from the 1900s through the 1940s have galvanized supply lines losing pressure, cast iron drains cracking at the joints, and original mortar-bed tile laid over wood subfloors that have taken on water for decades. These bathrooms are also small, so layout work usually matters as much as finish selection.

Postwar Ranch Bathrooms in Cambrian, Blossom Valley, and Berryessa

Built between the 1950s and 1970s, these houses typically allocate one bathroom to three bedrooms. Second bath additions and primary suite expansions are the most requested projects we take on in these neighborhoods, alongside the tub-to-shower conversions that make a compact hall bath usable again.

Eichler and Midcentury Modern Bathrooms

Radiant heating tubing runs through the concrete slab, which means a drain relocation requires scanning before anyone cuts concrete. Post-and-beam framing and the original compact layouts also limit where plumbing can move. We plan around the slab rather than discovering it with a saw.

Builder-Grade Bathrooms in Evergreen, Silver Creek, and Almaden

Homes from the 1980s through the 2000s have sound structure and tired finishes. Garden tubs nobody has filled in a decade, cultured marble vanities, and framed builder mirrors come out, and real primary suite bathrooms go in.

Our Process

01

Free In-Home Consultation

We measure, inspect the plumbing and venting, check the subfloor for soft spots, and look at the ceiling below for staining.

02

Design and Fixture Selection

Layout follows clearance requirements, including the space required beside and in front of a toilet and the minimum shower footprint. Knowing those numbers early prevents expensive redesigns.

03

Written Estimate

Itemized scope, line-item pricing, milestone payments, and a construction schedule. No obligation.

04

Permits and Ordering

We file with the City of San Jose and order long-lead items immediately, since custom vanities, specialty tile, and glass set the calendar.

05

Demolition and Discovery

We take the room to studs and subfloor where needed, then show you exactly what the demolition exposed.

06

Rough Plumbing, Electrical, and Framing

Supply lines, drains, venting, circuits, exhaust ducting, and blocking for grab bars go in together and pass inspection.

07

Waterproofing and Tile

We install the membrane assembly, flood-test the pan, and only then begin tile. Fixtures, glass, and hardware follow.

08

Walkthrough and Punch List

We walk the finished bathroom with you, write down every item you flag, and complete the list before the final invoice.

Frequently Asked Questions

Most San Jose bathroom remodels run $18,000 to $45,000. Powder rooms start lower, often $8,000 to $15,000. Standard hall and guest bathrooms land in the middle. Primary suite bathrooms with custom tile, double vanities, and glass enclosures reach the upper end or beyond. Tub-to-shower conversions usually run $15,000 to $28,000 depending on tile and whether plumbing moves. Hidden water damage adds cost, which is why we inspect before quoting. Your written estimate is free.

Three to five weeks of construction for most bathrooms. Powder rooms often finish in one to two weeks. Primary suite bathrooms with custom work can run six to eight weeks. Add two to four weeks beforehand for design, selections, permitting, and ordering, since custom vanities and specialty tile carry the longest lead times.

Not the one being remodeled. If your home has a second bathroom, you keep using it throughout and we run dust barriers to protect the rest of the house. For single-bathroom homes we compress the schedule as tightly as inspections allow and tell you honestly which days the room stays out of service.

One-day systems install an acrylic liner over the existing tub or surround. They finish fast and look fine on day one. They also seal in whatever sits behind them, including rot, mold, and failing plumbing, and they cannot fix a bad layout or a leaking pan. A liner works when the bathroom is structurally sound and you only want a cosmetic refresh.

Yes. Tile installed over a soft or water-damaged subfloor cracks and fails, usually within two years. When demolition exposes rot, we cut out the compromised sheathing, replace framing where needed, install new subfloor, and add the proper underlayment for tile. We show you photographs and price the repair in writing before proceeding.

Yes, and the details matter more than the fixtures. Blocking goes into the walls before drywall so grab bars anchor into framing rather than hollow board. A curbless entry requires recessing the subfloor so the floor stays level at the threshold, and the pan slope has to carry water to the drain without a curb holding it back. We also widen door openings, set comfort-height fixtures, and improve lighting and contrast.
